How to choose hotel maintenance software in the UAE.
Most CMMS demos look identical. These are the questions that separate a system your engineers will actually use from one that quietly dies after month three.
Start with the failure you are trying to remove
Before comparing vendors, name the failure. Is it repeat guest complaints on the same rooms? Missed PPM that surfaces during a brand audit? Spare parts nobody can find? Owner reports built by hand every month? The right platform is the one that removes your specific failure on day one, not the one with the longest feature list.

1. Is it hospitality-native?

2. Can a technician use it in 60 seconds?
If closing a work order on a phone takes more than a minute — with a photo — adoption will fail regardless of how good the admin console looks.
3. Does it work offline in basements?

4. How are PPM schedules built?
Look for schedules by asset class with automatic assignment, escalation and photo evidence — not a calendar reminder.
5. What does compliance evidence look like?
Civil Defence, insurance and brand audits need exportable records with timestamps and signatures, not screenshots.
6. Is Arabic and bilingual use supported?
Mixed teams need labels and instructions your technicians can read without translating.
7. How does it handle spare parts?
Consumption should be posted against the work order so stock and cost per asset stay accurate.
8. Can owners self-serve reporting?
The month-end pack should generate itself: completion rate, backlog, cost per room, top failing assets.
9. Does it scale to multiple properties?
Portfolio views, per-property permissions and shared technician pools matter the moment you add a second site.
10. What does data migration involve?
Ask who builds the asset register and how existing PPM schedules are imported.
11. What is the real cost?
Confirm per-user versus per-property pricing, implementation fees, and what happens when you add a site mid-term.
12. Who answers when something breaks?
Regional support hours and a named implementation contact beat a ticket queue in another timezone.
Red flags
Demos run only on desktop. No offline mode. Reporting that requires an export to Excel before anyone can read it. Per-user pricing that punishes you for adding technicians. A roadmap answer for every question you ask today.
